Position Summary:

This role is responsible for providing accounting oversight and corporate financial reporting for a multifamily real estate investment trust (REIT). This includes developing and executing accounting initiatives that support the REIT structure, managing REIT property accounting, and preparing periodic and appropriate GAAP financial statements for the REIT on an ongoing basis.  This role is responsible for the reporting and financial statements for internal and external users of the REIT’s financial information. The ideal candidate will have prior real estate industry experience, corporate financial reporting (SEC compliant) experience and possess problem-solving skills with appropriate attention to detail.

Essential Functions:

  • Full management and oversight of the external reporting process, including quarterly reporting to banks and investors and the annual audit
  • Responsible for technical accounting, including consolidation, eliminations and minority interest.  Additional technical areas include taxable REIT subsidiary (TRS) and 1031 transaction / UPREIT accounting
  • Responsible for accounting related to REIT and Operating Partnership equity transactions, including issuances, redemptions and distributions.
  • Review and prepare financial reporting to senior management and a Board of Directors, including the preparation and/or review of variance and trend explanations
  • Oversight of the property accounting function and relationship with third party property management accounting groups
  • Cash management, including a weekly analysis of cash on hand and immediate cash needs
  • Responsible for maintaining the quality and efficiency of the monthly accounting and financial reporting process including oversight of the account reconciliation process for assigned properties
  • Interpret and analyze financial results for reasonableness
  • Develop and modify reports as needed to meet changing business needs
  • Maintain financial systems setups and report layouts including financial spreadsheet models
  • Assist with preparation and review of property budgets and/or forecast
  • Assist with analysis related to monthly NAV calculation
  • Prepare and/or review financial information for external auditors and other reporting requirements
  • Develop and maintain documents and monitor compliance with GAAP and Internal Control policies
  • Oversee month end close process to ensure reporting deadlines are achieved
  • Research accounting issues and determine appropriate treatment under GAAP
  • Coordinate with tax department regarding income tax compliance, providing information as necessary
  • Support Chief Compliance Officer with any required reporting or analysis

 Additional Responsibilities/Duties:

  • Develop and document standard operating procedures for property and corporate accounting
  • Identify and implement opportunities for process improvement
  • Assist with REIT compliance requirements
  • Other duties as needed or required

Education & Technical Skills:

  • Bachelor’s degree in Accounting or related work experience required
  • 10+ years of experience in Accounting, including a strong knowledge of GAAP and corporate financial reporting
  • Real estate experience required
  • Prior REIT experience, including TRS and 1031 transactions, strongly preferred
  • Advanced proficiency in Microsoft Suite: Excel, Word, PowerPoint, Outlook
  • Experience in Yardi a plus, but not required
  • Property management experience a plus

Supervisory Responsibilities: Responsible for overseeing two positions responsible for property accounting and coordination with asset management team that is responsible for REIT properties.

Compensation Information:  Base salary range is $150,000 to $185,000. This range is estimated for this role; actual pay may be different.

Position Summary

Responsible for supporting the Structured Finance Team in evaluating and underwriting prospective developments, financings and acquisitions of real estate investments — primarily multifamily and other residential property types.  These investments will include mezzanine loans, preferred equity, joint venture equity, and common equity structures. 

Key Responsibilities:

  • Support a team of real estate private equity investment professionals, responsible for the origination, underwriting and closing of investments on behalf of institutional funds and separate accounts
  • Research, analyze, and underwrite potential development, financing, or acquisition of real estate investments – primarily multifamily and other residential property types.   Financing investments may include mezzanine loans, preferred equity, whole loans, bridge loans and joint venture equity
  • Evaluate new investment opportunities utilizing data from both the firm’s existing portfolio and third-party providers in order to present structure recommendations to Investment Directors
  • Manage the team’s pipeline tracker for potential real estate investments throughout the country
  • Identify, monitor, and evaluate local and regional markets, asset class trends, and general economic conditions as they relate to the various investment strategies that Forum is managing or pursuing
  • Communicate with investments team members and external market participants to discuss investment opportunities, coordinate travel schedules, and organize property tours
  • Help structure business plans, perform due diligence, and produce well-organized investment memos, models and other materials for presentation to Investment Committee, Investors, or other internal teams supporting the business
  • Assist in all phases of the due diligence, closing and post-closing processes
  • Aid in and coordinate the negotiation of various legal agreements including purchase and sale agreements, joint venture documentation, loan documentation
  • Additional duties as needed and assigned

Skills & Qualifications:

  • 3 -5 years of related experience in an analytical role, preferably real estate focused
  • A demonstrable enthusiasm and commitment to the real estate industry
  • Must have strong verbal and written skills, and a demonstrable ability to construct compelling theses through meticulous research skills
  • Excellent writing skills is imperative - candidates will be asked to submit a writing sample
  • A keen attention to detail with a thorough understanding of financial applications
  • An ambitious and positive attitude - flexible work hours are sometimes required
  • Willingness to attend industry conferences and be involved in industry organizations with aspirations of growing into a senior leadership position
  • Must be self-motivated, resourceful, and able to assume a high level of individual responsibility
  • Travel may be required as needed
